I am sure you have had a friend or acquaintance mention in a conversation
how they got the greatest deal when they purchased or sold their
home. Perhaps the person was not so fortunate and was unhappy
with the outcome. Whatever the case, one truth remains certain.
Great deals are planned, not so great deals are the result of
poor planning. In this report our focus is how to organize yourself
to work most efficiently with an agent and address some key areas
where your investment can be maximized.
If you are selling
Repair your home.
Squeaks, creeks and rattles can leave a bad taste in the buyers
mouth. These little items can be repaired quite simply and easily.
Take a Saturday afternoon, grab your screwdriver set, hammer and
a box of nails and eliminate these little annoyances. Major repairs
should be considered with your Realtor prior to making a decision.
If you have a roof that needs to be done, get a quote and then
talk to a professional to determine if the improvement will pay
off in the end of things.
Tidy up.
The look and feel of your home is essential. Remember, when a
prospective buyer walks through your home, they are trying to
visualize themselves living in. With a disorderly home the visualization
process is greatly diminished. People then start discounting your
home in their mind. The attitude should be what can I clean that
will lessen the distraction for a buyer. Keep the clutter to a
minimum and make the home look as though a person or family with
high self esteem lives in the home. Will it be some work? This
really depends on your current housekeeping habits. If your habits
are not great, consider yourself taking on a part time cleaning
position in your own home for a few months. Chances are this effort
will pay much more than that part time job ever could!
Keep confidential information confidential.
Buyers want to purchase your home for as little as they possibly
can. You would most likely want to sell your home for the most
you possibly can. Keeping your motivation for moving and the urgency
behind this private will give buyers one less tool for negotiating
a lower price. Consider even keeping these motivations private
from family and friends until after the deal is complete … we
all know word travels fast!
Use the right listing price.
The listing price is a major concern. The listing price will determine
the number of buyers to view the Home and the starting point of
negotiations. Think of it this way … when you advertise a listing
price, you are essentially letting everyone know the absolute
maximum they would pay for your home. We would like to help you
determine a listing price for your home that accomplishes two
things.
1. Attract the massive wave of buyers monitoring new listings
on the MLS System. Statistics show that when your home is first
listed, more buyers view your properties listing information than
ANY other time.
2. Benefit you the most financially. With the 20 years of experience
we have, chances are we can narrow down the value of your property
to a fairly small range, above and beyond that we can most likely
even.
Sell before you move.
It’s been proven that it’s more difficult to sell a home that
is vacant because it become forlorn looking, forgotten, no longer
an appealing sight. Buyers start getting the message that you
have another home and are probably motivated to sell. This could
cost you thousands of dollars. In line with this message is that
you should strongly consider not signing the deal on your new
home until you sell your current home. Signing before selling
can obscure your negotiation because you may get worried and take
a deal that could have been more beneficial if waited on for a
short period.
If you are buying
Look at a multitude of homes.
Nothing can replace experience when in the purchasing position.
Many realtors will advise you to look at home sales in the immediate
area and use those figures as a barometer for the price that you
will offer. This is an under-developed theory. We encourage buyers
to look at many factors:
- location and proximity to services that your lifestyle requires;
- neighborhood trends as far as the population in that area. For
instance, how many homes have been converted from single family
dwellings to rental properties, have the values of homes in that
area been keeping up with market trends city wide? Depending on
your future plans, these are VERY important factors;
- access to roads used commonly for commuting to work, places
of business or family and friends. Perhaps living close to 401
access would be advantageous to you.
When you have armed yourself with information on a multitude of
homes, you can walk into a prospective home with confidence and
a sense of control.
Play the part.
People expect certain things out of buyers. If you are aware of
what they expect you can play your cards in a pre-determined way
for a maximum effect. There are many common occurrences in real
estate transactions. Pre-determining the path of an offer leads
