Here are some simple things you can

1. Build "curb appeal".
A lot of people judge a home on first impressions. You can boost
your home's "curb appeal" by making sure the yard is
neat and clean and the lawn is cut. Plant some
flowers or arrange colourful seasonal yard displays.
2. Small things mean a lot. Be
sure to repair or replace exterior maintenance problems such as
cracked or broken window panes, damaged or missing eaves troughs,
downspouts and soffits. Make certain that the doorbell operates
properly.
3. Certain areas get closer scrutiny. Pay
particular attention to kitchen and bathroom fixtures (clean and
polish), closets (neat and tidy), stairways and entryways. Make
certain that doors don't squeak, and that they operate smoothly
and quietly. Wipe down the furnace and hot water heater. Label
circuits in the circuit box.
4. Neatness is very important in every room. Be
prepared to have potential homebuyers look inside closets and in
all corners of the basement. Pick up all loose items that should
be put away and be certain to vacuum and clean prior to their
visit. Garbage containers should be empty.
5. Create an atmosphere that is conductive to
buying by turning on all lights in the house, turn on the air
conditioner in the summer or set the heat to a comfortable level
in the winter. If you have a fireplace, be sure it is operating.
Keep drapes or curtains open during daylight. Put fresh flowers in
various rooms. You
can also create a very "homey" atmosphere by cooking
apples and cinnamon or baking a pie in the kitchen and also by
simmering pot pourri throughout the house. Finally, select soothing
background music to be played quietly.
